111 COLEMAN BLVD.

Completed in 2017, this 42,000-square-foot, four-story multi-tenant Class A office building with a 234-space parking garage is nestled alongside Shem Creek, with its stunning landscape, docks, amenities, and restaurants. It is located in the heart of Mount Pleasant’s Old Village and the Town’s Urban Corridor Overlay District, an area that encourages density through structured parking and verticality.

This entirely precast concrete building has a variety of textures, created through the use of formliners, which when cast, were treated with a lime wash paint. Precast was selected due to its durability in the saltwater environment, erection speed, noise buffering, and structural ability to absorb vehicular traffic on the buildings lower two levels. Using precast concrete also enabled the building to have less interior columns and opened the exterior wall to have more openings in order to take advantage of down-creek views toward the Charleston sky line and up-creek views of the natural beauty of Shem Creek’s headwaters.  


SMHa was also the designer for all interior tenant improvements, including Tabula Rasa.
